Requested Information for Escrow

At your request, I am sending you my list of items needed for most closings in order to conduct the transaction. While this list may not be all inclusive, it should be a good start toward the material needed for our transaction.

  1. Please provide me with the exact name of the Seller(s);
  2. If the Sellers are married, please provide me with the name of the spouse, or in the alternative, if the Seller is a corporation, please provide me with the name of the President of the corporation as well as the names of all of the shareholders and directors of the corporation;
  3. Please provide me with the exact name of the Buyer(s);
  4. If the Buyers are married, please provide me with the name of the spouse, or in the alternative, if the Buyer is a corporation, please provide me with the name of the President of the corporation as well as the names of all of the shareholders and directors of the corporation;
  5. Please provide me with the exact business name used by the Seller and the address of the business;
  6. The name of the business to be used by the Buyer after closing, if different than the name used by the Seller;
  7. Seller’s home address or contact address to be used after closing;
  8. The names of the parties who will be present to sign the sales documents at the closing;
  9. The allocation of values;
  10. A copy of the Lease Assignment or new Lease when available;
  11. The name, address, phone number and contact person at the bank if financing is part of this transaction for the Buyer and the approximate amount of the loan, if known;
  12. The amount of the security deposit, if the deposit is to be transferred through escrow;
  13. The amount of the monthly rent, if rent is to be pro-rated through escrow;
  14. Any payoff figures for underlying loans of Seller being paid out of escrow, including loan numbers and contact information (your company);
  15. A list of the equipment signed by Buyer and Seller;
  16. A list of any other pro-rations to be either handled or paid through closing;
  17. The Seller’s Washington State UBI Number; and
  18. The approximate closing date, if known.

As the closing date approaches, please provide me with the information requested above so that I can prepare the closing documents in a timely manner.
